Does it cost anything to get an offer?

Honest answer: for a fully updated home in a hot market with a flexible timeline, a traditional listing may bring a higher headline price. Our offer reflects buying as-is, closing fast, and you paying zero commissions, zero repair costs, and zero holding costs while you wait. Do I need to make repairs or clean the house?

No. We buy properties completely as-is — dated kitchens, roof issues, foundation problems, fire damage, all of it. Take what you want to keep and leave the rest; we handle cleanouts all the time.

How fast can we close?

What types of property do you buy?

Single-family homes, condos, townhouses, duplexes, multi-family buildings, mobile homes, and land — throughout the greater Cleveland area and Northeast Ohio. If you're outside that area, reach out anyway; if we can't help, we'll try to point you to someone who can.

I inherited a property. Can you help?

Yes — inherited homes are one of the most common situations we work with. We can buy the property as-is, contents included, and work around the estate's timeline. Note that estates sometimes involve probate, which is a legal process; your attorney can confirm when the property is eligible to sell, and we're happy to coordinate with them.

The property has tenants. Is that a problem?

Not at all. We buy rental properties with tenants in place regularly — as local landlords ourselves, we know how to handle the transition respectfully and by the book.

I'm behind on my mortgage payments. Can you still buy my house?

In many cases, yes — and moving early matters, because a sale can protect the equity you've built before fees and penalties stack up. Everything is handled confidentially. Depending on your situation, it's also wise to talk to your lender and consider advice from a HUD-approved housing counselor or an attorney, so you know all your options before deciding.

Who pays the closing costs?

We cover the typical closing costs of the sale. The title company handles standard items that exist in any sale — like paying off your remaining mortgage balance and prorating property taxes — from the sale proceeds at closing.

Are you real estate agents? Will I pay a commission?

A principal of New Heights Property Buyers is a licensed real estate agent in Ohio — we always disclose that up front. But when we buy your home, we're buying it directly as investors for our own portfolio, not listing it for you. You are never charged a commission or agent fee.

Is my information kept private?
